Contract cleaning for residential buildings: steady, by the programme, with personal responsibility
I put together a cleaning programme for your building. Every task, how often it is done and the seasonal work are written down in advance, so nothing gets forgotten.

Why building committees change cleaners
Residents rarely complain about "bad cleaning" as such. They complain that it can't be checked and nobody is accountable.
Missed visits
The cleaner comes irregularly and the entrance quickly looks neglected.
Only part of the job
The floors get mopped, but the handrails, lift door tracks and drain grates stay untouched for years.
No programme
Nobody knows what should be cleaned and how often, so there is nothing to check.
Slow response
Messages get answered a day later, or not at all.
Nobody in charge
A different person shows up every time and there is no one to ask.
How to get started
Request
Message me on WhatsApp or leave a request on the site. We'll agree on a convenient time to meet.
Free visit
The meeting at the building takes 10–20 minutes. I listen to what you need and point out the spots that usually get forgotten.
Programme and contract
I write down every task and its frequency for the year, calculate the price and prepare the contract.
Regular service
The first deep clean costs the same as a regular one. After that I work strictly by the programme. We can start as soon as the next day.
A cleaning programme with everything written down
Example programme for a 6-storey building with one lift and street parking, cleaned once a week.
Every visit
- Mopping the lobby, every floor and all stairs
- Entrance door glass and lift mirror
- Dusting the lobby and mailboxes
- Sweeping the entrance and parking
- Cleaning the bin room
- Cleaning the lift door tracks
- Wiping the top of the stair handrails
Every 6 months
- Roof: sweeping and collecting litter
- Lift doors and built-in cabinet doors on every floor
Once a year
- Pressure washing the entrance area and parking
As needed
- Cobwebs
- Underside of the stair handrails
- Tiled walls on the floors
- Entrance blinds
- Rooftop solar panels
- Litter under the drain grates
The scope and frequency of tasks can be changed. That is how the price is adjusted, while the level of service stays the same.
Special situations are part of the programme too

Rainy season
- Before the season we clear the drains under the grates at the entrance and in the parking
- Every visit we remove litter from under the grates
- We don't water the plants at the entrance

After a hamsin
- Thoroughly washing the windows, mailboxes and entrance door
- Wet cleaning of the area around the building

Bomb shelter
When the shelter is in active use, we keep to the schedule as long as Home Front Command guidelines allow it. Roof and outdoor cleaning is paused, and the shelter is serviced more often:
- Sweeping and mopping the floors
- Collecting litter and replacing bin bags
- Dusting and removing cobwebs
- Cleaning the toilet
Working under a contract: everything is clear in advance
One-year contract
Renews automatically. You can end it without giving a reason: it ends on the last day of the month following your notice.
Everything in writing
The work programme, the schedule, what is and isn't included in the price, and each side's obligations.
Supplies included
All tools and cleaning products are mine and already included in the price.
Fully official
I am a registered business (osek murshe) and issue tax invoices and receipts.
Schedule
- On Fridays we work until Shabbat begins
- We work on the eve of holidays
- No work on Shabbat or public holidays; the visit is moved earlier
Pricing
Calculated individually after the visit. Even identical neighbouring buildings end up with different programmes and different prices.
I aim for long, calm cooperation. A price that is too low leads to poor quality, and one that is too high leads to inflated expectations. That's why I work within the average market range.
If the budget is tight, we adjust the scope and frequency of tasks, and the quality of the work stays the same.
What the price depends on
- Building size and number of floors
- Scope and frequency of tasks
- How demanding the work is
- Grounds: parking, garden, roof
Who is responsible for the result
Avraham Tardigrade
Owner of HORNED
I am personally responsible for the quality. I clean myself and run a small team, and I trust every one of them.
Each building has one dedicated cleaner. If they are on holiday or ill, another team member or I step in, and the schedule doesn't change.
Once a month I spot-check the work. I'm available on WhatsApp and reply quickly.
Until this website, new clients came to me only through recommendations.
Frequently asked questions
How is the price calculated?
After a free visit. I take into account the building size, the scope and frequency of tasks and how demanding the work is. The price is fixed in the contract.
What does the cleaning include?
Everything written in the programme: regular and occasional tasks with their frequency. There is an example programme above on this page.
Can the programme be changed?
Yes. The scope and frequency of tasks can be changed by agreement, and the price changes with them.
It's dirty again after the cleaning. Was it really done?
Dirt often appears after the visit, or in places the programme doesn't cover. Message me: I'll find out what happened and we'll agree together on how to handle it.
Who is responsible for quality?
I am, personally. Each building has one dedicated cleaner, and I spot-check the work every month.
What if the cleaner is ill?
Another team member or I step in. The cleaning schedule doesn't change.
How long is the contract and how do I end it?
One year, renewing automatically. You can end it without giving a reason: it ends on the last day of the month following your notice.
Do you work on holidays and Shabbat?
Not on Shabbat or public holidays; the visit is moved earlier. On Fridays we work until Shabbat begins.
Do we need to buy cleaning products?
No. All supplies and tools are mine and included in the price.
Do you touch residents' belongings?
No. The only exception is doormats: I shake them out and clean under them if nothing is standing on them.
How do we pay?
By bank transfer, cheque or Bit, usually by the 5th of the following month. I issue a tax invoice.
